Sirovilla Incorporated

Sirovilla Incorporated is a not-for-profit organisation dedicated to providing affordable, long-term housing for seniors aged 67 years or older who receive the Centrelink aged pension and are capable of living independently. Established over 50 years ago by the social club of the CSIRO, Sirovilla operates four retirement villages located in the Geelong, Bellarine, and Surf Coast regions of Victoria, Australia. These villages are situated in Highton, Anglesea, Lorne, and Point Lonsdale, offering a secure and supportive community environment for seniors.

Sirovilla’s mission is to provide and further develop affordable housing for independent, low-income seniors within connected village communities. The organisation is committed to acting with integrity, transparency, and respect, ensuring that residents are supported equitably and empowered through engagement and information. Its vision centres on creating safe, secure, and welcoming environments where seniors can maintain their independence and quality of life.

• To offer affordable rental housing with rent indexed to residents’ income, ensuring affordability for those on the aged pension.

• To provide high-quality maintenance and management services, reducing residents’ responsibilities for home and grounds upkeep.

• To support residents’ independence for as long as possible within their own units.

Benefiting Groups

The primary beneficiaries of Sirovilla’s services are seniors aged 67 and over who receive the Centrelink aged pension and are able to live independently. The villages also support couples and individuals who meet eligibility criteria, including income and asset limits. Residents benefit from a community-oriented lifestyle with access to social activities and support networks.

Types of Services and Activities

• Secure lease-for-life housing in one- or two-bedroom units, offered on a “next on list” basis according to application date.
• Maintenance services covering repairs, garden upkeep, and common area management included in rent.
• Community facilities such as community halls, libraries, and social clubs that organise activities like tai chi, craft groups, and outings.
• Transport services including minibuses for social outings and shuttle services to local shopping centres.
• Support for residents to access external in-home care and health services as needed, though Sirovilla itself does not provide medical or nursing care.
